Plans for 495 new homes near Lebanon Road on the north side of Mt. Juliet were welcomed with open arms by local residents at the Mt. Juliet Planning Commission meeting Thursday, Nov. 21.
The commission’s approval of the plans brought efforts to revitalize the area one step closer to becoming reality, according to District One City Commissioner Ray Justice.
The commissioners gave their nod for 115 new roofs in Mt. Juliet Commons and 380 in adjoining Nichols Vale, the new master-planned community announced in October by its co-developers, Brentwood-based Pearl Street Partners LLC and Crescent Communities from Charlotte, N.C.
The new construction will be primarily single-family homes in a variety of sizes, but will also include some townhomes. Mt. Juliet Commons will change plans and build more single-family homes and fewer townhomes, so it will have 115 homes instead of the 153 originally approved.
“This is a real improvement from what they had,” said Planning Commissioner Phil Smartt.
The Nichols Vale plan includes 326 single-family homes and 54 townhome units. The single-family homes are planned for four different size lots ranging from 50 to 150 feet wide. Both sites will use the same recreational area and swimming pool in the Nichols Vale section.
Khris Pascarella, speaking for the Nichols Vale development, said, “We have a vision of a neighborhood that’s a mix of townhomes and various-sized single-family homes, how neighborhoods used to be back before World War II.”
Local residents and business people spoke in favor of the development as well. Neighbor Ben Portland said, “This will have tremendous impact. It will be great for the north side.”
Sid Williams agreed, “We need this to keep north Mt. Juliet from dying.”
Older resident Jim Elliot threw both his arms wide and said, “I have open arms to welcome them to Mt. Juliet.”
Elliot pointed out that both co-developers have websites where people can look to see how they have developed other communities. The web addresses are www.pearlstreetpartners.com and www.crescentcommunities.com.
The southern portion of Mt. Juliet also saw a new development approved. Lifestyles Community received approval from the commission for its site plan and final master development plan. The community, located between the Publix Shopping Center and Deerfield Subdivision on Providence Way, will have 451 housing units. It is intended to attract young, single professionals.
In other action, Zoning Administrator Steve Foote told the commission that his office would be requesting a review of the standards for single-family housing adopted by the Planning Commission several years ago. Foote asked anyone with input to please contact his office before the Dec. 19 commission meeting.
The commissioners also approved a plan of services and preliminary master plan for new development at the Carrick Glen site. The plan is to build a “memory care center” for patients with Alzheimer’s disease or dementia. The new building site adjoins the existing Carrick Glen Senior Living Facility on NW Rutland Road.
In addition, the commissioners approved a site plan for Active Life Chiropractic on Lebanon Road and set the Planning Commission’s 2014 calendar.
